A reinvestment in North Tulsa is creating safe streets, quality housing and everyday amenities along the 36th Street North corridor.

Anchored at 36th & North Peoria, this seven-phase, 37-acre redevelopment transforms the former Comanche Park into a vibrant mixed-use, mixed-income community. The $190M plan, backed by a $50M HUD Choice Neighborhoods Initiative grant, will deliver 545 new homes with a guaranteed right-to-return, along with neighborhood-serving retail and connections to Bus Rapid Transit, trails, schools and healthcare.

Housing will feature 271 subsidized, 165 workforce and 109 market-rate residences, creating long-term affordability and opportunity. The first phase, Phoenix at 36N, opened in August 2025 with a four-story, 100-unit apartment building and 3,000 square feet of ground-floor commercial space.

Wallace Design Collective is leading the district’s public infrastructure design – including streets, utilities, storm and sanitary systems, and streetscapes – while also providing civil, structural, surveying, planning and landscape architecture for all seven phases.
