East Nashville isn’t just any neighborhood. Stacks on Main isn’t just any old apartment community, it’s the gateway to an East Nashville lifestyle without the crazy price tag. The apartment complex sits about 1.5 miles east of downtown, less than a mile west of Five Points and near multiple east side restaurants, bars, retail shops and cafes.  

KSi, now part of Wallace Design Collective, provided structural engineering services for a 268 apartment unit complex on 5 levels with a 330 car parking garage. The apartment units are spread around two courtyards creating two buildings – one is four levels and the other five. The mix of apartments includes studio, one, and two-bedroom units. The amenities include a fitness area, business center, rooftop deck and in-ground pool. The parking garage is a five-level precast deck. The structural system includes stick-built timber framing with load bearing walls, structural steel framing to create open areas at the lower levels, and precast concrete for the parking garage. The sloping site, various fire separations and expansion joint requirements were challenges to a simplified load bearing stick-built timber design.
