City of Choctaw On-Call Planning
Supporting development review, policy updates and zoning initiatives that guide the Choctaw's growth.
Wallace Design Collective was selected to provide on-call planning services for the City of Choctaw, supporting both public and private development projects. In collaboration with the Development Services Department, we assisted with various review and commenting activities, including rezoning, variance applications, plat applications and construction plan submittals. Our team prepared staff reports for the Planning Commission, City Council, and Board of Adjustments and participated in public meetings as needed.
Throughout each project, we worked closely with City staff, applicants and the public to provide transparency and consistency in the review process. Additionally, we contributed research and recommendations to update zoning and development codes, supporting long-term policy improvements for the City.
As part of our on-call services, Wallace developed a comprehensive zoning ordinance regulating short-term rentals such as Airbnb properties. In collaboration with the City Attorney and Development Services Director, we conducted in-depth research and provided an ordinance that defined short-term rentals, outlined zoning districts where they are permitted, established licensing requirements and detailed application and enforcement processes. The ordinance was adopted and is now part of Choctaw’s municipal code.
Additionally, at the request of the City Council and Planning Commission, Wallace supported a zoning code update to address the allowance of residential uses in commercial zoning districts. We facilitated joint workshops with the City Council and Planning Commission, resulting in a clear directive to prohibit residential uses in commercially zoned areas. Wallace reviewed the City’s cumulative zoning code, drafted ordinance revisions to remove residential uses from all commercial zoning classifications and updated related code sections. To support enforcement, we also created a Commercial Zoning Inventory documenting current land uses across all commercially zoned properties.
